SEVEN mistakes people make
when buying a manufactured home
Not buying from a reliable dealer.
Back in 2004 there were over 100 dealerships in and around Austin, Texas.
Now in 2009 there is only a handful left. Many homeowners have no place
to go since their dealership closed down. Choose a company with years of
proven reliability.
Not buying from a company that has an in-house
service department.
Deal with a company that has an in-house service department. If a service
problem occurs, you want to be assured it can and will be handled in a prompt
and competent manner.
Not buying from an independent dealership.
An independent locally-owned dealership can give you personalized service
and should there be any questions or problems, you can get them resolved
locally–the buck stops here. With mega-dealerships their allegiance is to
out-of-state corporations, and it’s sometimes difficult to get problems
resolved.
Not buying from a company that has in-house
delivery and set-up personnel.
If the company you purchased from used sub-contractors to deliver and set
up your home, when there are problems, who’s to blame–the dealership or
the sub-contractor? Who’s responsible for fixing it? Do you want to be in
the middle or do you just want your problem solved? Make sure your dealer
has their own personnel, so that there is no passing the buck.
Not getting competitive financing.
Make sure you deal with a company that has years of experience and shops
your loan to get you the best financing options available. Corporations
have their own finance company and get the best options for them, not for
you.
Not buying a home from a dealership that gives
you a warranty.
Deal with someone that offers a warranty, whether you buy a new or used
home. Make sure you are protected. Buy from a company that is established
and has a good reputation for service and reliability.
Not buying from a company that is a full-service dealership.
Most dealerships are just interested in selling you a home and offer you
little else. You want to deal with a company that looks after your interest
and will help you through the entire process, help you find your home site,
help with site preparation and utilities, help get the best financing and
most of all be responsible for the delivery set-up and service on your home.
You want and should get an entire package.
